On August 6, 2024, Governor Maura Healey signed the Affordable Homes Act into law, officially known as Chapter 150 of the Acts of 2024. This transformative legislation introduces nearly 50 policy initiatives and allocates $5.16 billion over five years to address the state’s rising housing costs.

A key component of this law, Section 8, amends the Zoning Act to allow homeowners to build Accessory Dwelling Units (ADUs) up to 900 square feet by right in single-family zoning districts across Massachusetts. This game-changing provision went into effect on February 2, 2025, removing barriers that previously made it difficult for homeowners to create additional living spaces.
